Pricing
Pricing your home properly is the first, and foremost important thing you will do. Doing so from day one will prevent you having to put your property on the “sale rack”. To do so, go over comparisons with $/ Sq Ft, finishes, sold comps in the area, etc (and this is where I step in to help on the best price to start at.)
Staging
Stand out from the rest. Refresh paint, swap granite for quartz, de-clutter, and ask your agent for professional stager if need be. These little details can help you sell your home faster and for more money. Many sellers reject any staging or having to do work. However, if you don’t sell immediately, the first price reduction alone will likely exceed the amount it would have cost to stage and/or paint.
Getting it Done
Have you ever heard the saying “the first offer is always the best offer”? Well in my experience this could not be more accurate. A bird in the hand is worth two in the bush. The first buyers are typically motivated. Capture their attention by using the tactics above and convince them to do whatever it takes to get the deal done.
